What Does an Architect Actually Do on a Refurbishment Project?

Many people ask what an architect really contributes to a refurbishment project. At MVAA we handle the full process from first meeting to finished home.

Phase 1: Initial Consultation and Project Brief

We start with a client meeting to discuss your vision, lifestyle needs, budget, and timeline. We collect existing floor plans, visit the city archive for historical records, and always do a detailed site survey to create accurate existing drawings.

Phase 2: Feasibility Study and Concept Design

With solid base drawings we study what is possible. We create initial design proposals with mood boards, sketches, and basic 3D visuals. We present the ideas and collect your feedback.

Phase 3: Detailed Design and Permit Preparation

We develop the chosen concept into full technical drawings. We select materials and fixtures. We prepare all documents for the omgevingsvergunning and coordinate with structural engineers when needed.

Phase 4: Contractor Selection and Construction

We help select reliable contractors and prepare tender documents. During construction we make regular site visits, check quality, and solve problems. We handle changes, payments, and final handover.

A Typical Week

Smaller refurbishments take 3 to 6 months. Complex projects with extensions and permits can take 8 to 14 months.
